We may review, update, or amend these Terms from time to time in our sole discretion. When we do, we will update the Last Updated date above. Any changes will be effective when posted unless we state otherwise. Your continued use of Infillworks after changes are posted means you accept the updated Terms.
About Infillworks
Infillworks is provided for general informational and research purposes. It may include information about California housing policy, zoning, land use, public records, parcel characteristics, ministerial housing pathways, accessory dwelling units, SB 9, SB 684, SB 1123, and related development or housing topics.
Infillworks is not a real estate broker, multiple listing service, law firm, appraisal service, financial advisor, entitlement authority, permitting agency, or title company. Type Five does not provide real estate brokerage services through Infillworks. Any real estate brokerage services, if offered or referenced, are provided only by separately identified licensed real estate professionals and their responsible brokers.
Use of Infillworks does not create a broker-client relationship, attorney-client relationship, architect-client relationship, contractor-client relationship, fiduciary relationship, or other professional relationship with Type Five. Any architectural, construction, design-build, consulting, or other professional services from Type Five are governed only by a separate written agreement signed by Type Five.
No Professional Advice or Determinations
The information on Infillworks is provided for general research and educational purposes only. It should not be relied on as legal, real estate, financial, tax, architectural, engineering, construction, permitting, zoning, land use, investment, or other professional advice.
Any property, zoning, parcel, eligibility, development-pathway, or housing-policy information displayed through Infillworks is preliminary and may be incomplete, outdated, incorrect, or based on assumptions. Infillworks does not guarantee that any property qualifies for SB 9, SB 684, SB 1123, ADU development, lot split approval, ministerial approval, increased density, or any other development or entitlement pathway.
Before making any real estate, design, construction, permitting, legal, financial, or investment decision, you should independently verify all information with the applicable public agency, licensed professionals, property records, title documents, survey materials, and other authoritative sources.
Property, Listing, and Third-Party Data
Infillworks may include information obtained from public records, government agencies, third-party data providers, user submissions, real estate listing sources, or other external sources. We do not guarantee the accuracy, completeness, timeliness, availability, or suitability of any such information.
If Infillworks displays real estate listing information, listing attribution, brokerage information, agent information, or other third-party property information, that information may be provided by third parties and may be subject to separate terms, restrictions, or display requirements. Type Five does not endorse, verify, or guarantee any listing, property, seller, broker, agent, price, availability, property condition, development potential, or transaction outcome.
You may not use Infillworks or any information made available through Infillworks to scrape, copy, reproduce, redistribute, resell, mirror, aggregate, or build a competing database, listing service, property search service, or automated data product except as expressly permitted by us in writing.
User Accounts
Infillworks may allow users to create accounts or access certain features in the future. If we make account features available, you agree to provide accurate and complete information and to keep your account information current.
You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You agree to notify us promptly if you believe your account has been accessed without authorization.
We may suspend or terminate access to any account or feature if we believe you have violated these Terms, created risk for Type Five or others, or used Infillworks in a way that is unlawful, abusive, or inconsistent with the purpose of the site.
Limitations of Use
By accessing or using Infillworks, you agree that you will not, and will not encourage or assist others to:
- use Infillworks for any unlawful, fraudulent, misleading, harmful, or abusive purpose;
- use Infillworks in a manner that violates any applicable law, regulation, contract, third-party right, or real estate data restriction;
- rely on Infillworks as a substitute for independent diligence, public agency confirmation, professional advice, or transaction-specific review;
- copy, modify, reproduce, distribute, sell, lease, sublicense, mirror, or create derivative works from Infillworks or its content except as expressly permitted by us;
- scrape, crawl, harvest, mine, extract, or collect data from Infillworks through automated means without our prior written permission;
- use bots, scripts, spiders, crawlers, scrapers, or other automated tools to access Infillworks in a manner that imposes an unreasonable load or bypasses technical restrictions;
- attempt to reverse engineer, decompile, disassemble, or otherwise derive source code, algorithms, data structures, or underlying methods from Infillworks;
- remove or obscure any copyright, trademark, attribution, disclaimer, listing credit, data-source notice, or proprietary notice;
- interfere with, disrupt, compromise, or misuse Infillworks, our networks, our systems, or any third-party service we use;
- upload, transmit, or distribute any malicious code, malware, or harmful content;
- use Infillworks to send spam, unauthorized advertising, or unsolicited communications;
- collect or use personal information from Infillworks without appropriate rights, consent, and legal basis;
- impersonate any person or entity or misrepresent your affiliation with any person or entity; or
- use Infillworks in any way that infringes, misappropriates, or violates the privacy, intellectual property, publicity, contractual, or other rights of Type Five or any third party.
Intellectual Property
Infillworks and the materials made available through Infillworks, including text, graphics, logos, images, interface elements, data compilations, software, code, designs, workflows, research, analyses, maps, reports, and other content, are owned by or licensed to Type Five and are protected by copyright, trademark, trade secret, and other applicable laws.
Subject to these Terms, Type Five grants you a limited, revocable, non-exclusive, non-transferable license to access and use Infillworks for your personal, informational, and non-commercial research use.
This license does not transfer ownership of any materials or rights to you. You may not use Type Five's or Infillworks' names, logos, trademarks, service marks, trade dress, or branding without our prior written permission.
Feedback
If you provide comments, suggestions, ideas, corrections, or other feedback about Infillworks, you agree that we may use that feedback without restriction or compensation to you. You grant Type Five a perpetual, irrevocable, worldwide, royalty-free right to use, reproduce, modify, distribute, and otherwise exploit such feedback for any purpose.
Communications
By using Infillworks, you consent to receive communications from us electronically, including by email or by notices posted on the website. You agree that electronic communications satisfy any legal requirement that such communications be in writing.
If you contact us, submit information, or sign up for updates, we may use the information you provide to respond to you, operate Infillworks, improve our research, and otherwise communicate with you in accordance with our Privacy Policy.
Analytics, Attribution, and Similar Technologies
Infillworks may use analytics, attribution, cookies, pixels, tags, scripts, and similar technologies to understand how people find and use the site, measure performance, improve our research tools, protect the service, and evaluate outreach or marketing activity.

Accuracy, Availability, and Changes to Infillworks
We aim to provide useful and thoughtful research, but we do not guarantee that Infillworks or any information displayed through Infillworks will be accurate, complete, current, uninterrupted, secure, or error-free.
We may modify, suspend, or discontinue all or part of Infillworks at any time, with or without notice. We may also update, remove, reclassify, or change any content, methodology, data source, feature, or analysis at our discretion.

Type Five does not warrant that Infillworks will meet your requirements, that Infillworks will be uninterrupted or error-free, that defects will be corrected, or that Infillworks or the servers that make it available are free of viruses or other harmful components.
Limitation of Liability
To the fullest extent permitted by law, Type Five and its officers, directors, employees, contractors, agents, affiliates, suppliers, and licensors will not be liable for any indirect, incidental, special, consequential, exemplary, punitive, or similar damages, or for any loss of profits, revenue, business, goodwill, opportunity, savings, use, data, or reputation, arising out of or related to your access to or use of, or inability to access or use, Infillworks.
This limitation applies whether the claim is based in contract, tort, negligence, strict liability, statute, equity, or any other legal theory, even if Type Five has been advised of the possibility of such damages.
Some jurisdictions do not allow certain exclusions or limitations of liability, so some of the above limitations may not apply to you.
Indemnification
You agree to defend, indemnify, and hold harmless Type Five and its officers, directors, employees, contractors, agents, affiliates, suppliers, and licensors from and against any claims, liabilities, damages, losses, costs, and expenses, including reasonable attorneys' fees, arising out of or related to:
- your access to or use of Infillworks;
- your violation of these Terms;
- your violation of any applicable law or regulation;
- your violation, infringement, or misappropriation of any rights of another person or entity; or
- any content, information, or materials you submit, upload, transmit, or otherwise provide through Infillworks.
Suspension and Termination
We may suspend or terminate your access to Infillworks at any time if we believe you have violated these Terms, used Infillworks in a way that creates risk for Type Five or others, or acted unlawfully or abusively.
Upon termination, your right to access and use Infillworks will immediately cease. Any provisions that by their nature should survive termination will survive, including provisions relating to intellectual property, disclaimers, limitations of liability, indemnification, governing law, and dispute resolution.
Dispute Resolution
Before bringing any legal proceeding, you and Type Five agree to first attempt to resolve any dispute arising out of or relating to these Terms or Infillworks through good-faith negotiations.
If the dispute cannot be resolved through good-faith negotiations, the parties agree to participate in mediation before pursuing legal action, except where a party seeks temporary, preliminary, or other equitable relief to protect its intellectual property, confidential information, systems, or legal rights.
Any legal proceeding arising out of or relating to these Terms or Infillworks shall be brought solely in the state or federal courts located in California, and you consent to the jurisdiction and venue of those courts.
Governing Law
These Terms are governed by and construed in accordance with the laws of the State of California, without regard to conflict of law principles.
Severability
If any provision of these Terms is found to be invalid, unlawful, void, or unenforceable, that provision will be severed or limited to the minimum extent necessary, and the remaining provisions will remain in full force and effect.
Entire Agreement
These Terms, together with our Privacy Policy and any other terms or notices posted on Infillworks, constitute the entire agreement between you and Type Five regarding your access to and use of Infillworks.
